Some of the most crucial steps of the homebuying process happen long before you finally apply for your mortgage. By following even just the four tips below, your house hunting experience can become that much more enjoyable.
1. Get Pre-Approved
Getting pre-approved for your mortgage shows sellers that you are a serious buyer – and also lets you know what your budget is. Together, these benefits set you off on the right foot at the beginning of your homebuying journey.

2. Know Your Non-Negotiables
Before you even start looking at houses, decide what your non-negotiable features include. This might include the number of bedrooms and bathrooms, the size of the garage, the location or any other must-haves. Defining these ahead of time will help you stay on track and ensure you settle on a home you can actually live with.
Pro Tip: Non-negotiable means non-negotiable. Don’t get distracted by shiny options you didn’t even know you wanted and ignore your core needs. If you require a two-car garage, an extra-fancy master bathroom won’t make up for the lack of car space.
3. Review the HOA
If the house you’re considering is part of an HOA, be sure you understand the restrictions and monthly fees in place. If you’re close to buying, you should be able to obtain a copy of the HOA’s official documents, such as their Covenants, Conditions and Restrictions document (CCR). Read it carefully; don’t skim. Decide if you can live with their rules, or if any of the restrictions are deal breakers for you.
Pro Tip: If you’re still uncertain about the HOA, look into their cash reserves, past meeting minutes and yearly expense sheets. A good HOA should have enough savings to cover necessary large expenses, and ideally the HOA should also be prioritizing projects in a way you agree with.
4. Hire a Home Inspector – Yes, Even for New Builds
Most mortgages already require a home appraisal, but you should consider scheduling a home inspection, too. Depending on what the inspector finds, you may be able to negotiate the price in your favor or even decide to look somewhere else. Newly constructed houses are not exempt – even new builds can have significant flaws or issues that should be fixed before you move in.
Pro Tip: If you’re working with a real estate agent, they may have home inspectors they recommend. However, hiring the inspector that your agent refers to you creates a conflict of interest for that inspector, as they don’t want to lose out on future referrals. You’re more likely to get an honest opinion and thorough inspection if you go through an independent vendor.
